Shea Homes-Toll Brothers Partnership = Sales Success as Home Sales Top 100 In Just One Month At New 2,380-Home Baker Ranch Community

LAKE FOREST, Calif.  (April 1, 2014)  – Bucking the recent downward home sales trend, more than 100 homes sold in just over 30 days at the first village of Baker Ranch, a new 2,380-home master-planned community created in partnership by Shea Homes and Toll Brothers, in Lake Forest, CA.

Planned for three villages encompassing neighborhoods of single-family detached homes, townhomes and other attached homes and apartments as well as numerous parks, a resort-style clubhouse, and additional recreational amenities, Baker Ranch was the first, and possibly only, master-planned community to open in Orange County this year.  The grand opening of Baker Ranch’s first six residential neighborhoods was conducted on February 8, with home sales commencing a week later.  Nearly 10,000 homeshoppers toured the community during its grand opening.  Since then, just over 100 homes have sold at this brand new community set on the largest undeveloped site within Lake Forest.

“We are thrilled with the exceptionally strong sales response we’ve received at Baker Ranch,” said Seth Ring, President of Toll Brothers – Southern California Division.  “Each of the sales offices for our six currently-selling neighborhoods is receiving hundreds of homeshoppers each week and our traffic to www.LiveatBakerRanch.com is nearing 30,000 online visits.  Clearly, Baker Ranch is the standout choice for singles, couples and families who desire a unique, recreational-oriented lifestyle in one of the region’s most sought-after and scenic locations.”

Currently, the homes at Baker Ranch are priced from the low $500,000s to over $1 million.  Plus, now open at Baker Ranch is The Grove clubhouse with numerous resort-caliber amenities, pools, spas.  Additional parks, pools, and play areas are also open; and the community is adjacent to 900 acres of open space with trails leading to regional wilderness parks.  In addition, Baker Ranch residents pay NO MELLO ROOS so homeowners enjoy a lower cost of living compared to other Orange County planned communities.

“From its location atop a broad mesa surrounded by foothills, Baker Ranch offers the perfect blend of view orientation and recreational/social amenities mixed with proximity to wide open spaces, miles of hiking and biking trails as well as quick and easy access to major employment centers, restaurants and shopping,” said Bob Yoder, President of Shea Homes - Southern California Division.  “This winning combination is propelling home sales and is allowing us to release new phases of homes on a regular basis.”

The Baker Ranch home tour starts at The Grove, a one-of-a-kind clubhouse complete with an expansive demonstration and party kitchen as well as an indoor event room with tall glass doors accessing an outdoor patio area with a bar and fireplace. The Grove also includes a resort-caliber lagoon swimming pool with spa and children’s splash area, covered poolside cabanas, and a separate “quiet” pool with spa and lounging area.

Also completed is The Arbors with its large pool and lounging area, covered cabanas, wading pool, fireplaces, and spa. Next door to The Arbors is a large neighborhood park with large turf area and climbing structure while just around the corner and down the street are   Passage Park and Odyssey Park, two additional neighborhoods parks now open and featuring barbeques, picnic areas, swings, and kid’s climbing structures.

And, preparing for its official grand opening within the next few months is Baker Ranch Community Park with its lush “ready for play” athletic fields, a community green surrounded by picnic and grill pavilions, a children’s tot lot, a basketball court and an elaborate play structure with a climbing rock.

Ultimately, Baker Ranch is planned to also include a Central Linear Park in the heart of the community and the Borrego Linear Park, highlighted by a multi-user trail system which connects with the County of Orange regional trails network, leading to thousands of acres of open space at nearby Limestone Canyon and Whiting Ranch Wilderness Park.  Even more neighborhood parks are expected to be created in the community so that residents are within just five minutes of places to play and socialize.

Baker Ranch is within the acclaimed Saddleback Valley Unified School District, which is ranked among Orange County’s Top 5 Best School Districts. The Saddleback Valley Unified School District features more California Distinguished Schools than any other in the state, including its award-winning El Toro High School which is ranked in the Top 10% in the nation.

And, Baker Ranch is easily accessed via the Foothill Transportation Corridor (241 tollroad), the I-5 and I-405 with shopping, dining, and entertainment close by.
