Commercial Foreclosures Up in Lake Forest

However, residential foreclosure rates are holding steady.

The number of commercial properties in foreclosure in Lake Forest rose in the first quarter of the year, according to a report that will be presented at Thursday's meeting of the Planning Commission.

"Code enforcement continues to monitor the issue of real estate foreclosures, the reason being that properties that are in foreclosure ... tend to carry greater incidence of code violations," states the report.

The foreclosure data, tracked along with any accompanying code violations by Lake Forest code enforcement, shows that while more commercial properties are entering foreclosure than in past quarters, residential foreclosure remains "fairly consistent" with previous quarters.

The meat of the report focuses on the trends in code violations, which occur with greater frequency in areas with higher foreclosure rates.

Geographically, code enforcement cases in Lake Forest occur with increasing density toward the southwest part of the city.

The majority of cases involve property maintenance issues, errant shopping carts or neglected, vacant buildings; others involve signage, illegal construction and zoning. 

Thursday's meeting of the Planning Commission begins at 7 p.m. in the City Council chambers at Lake Forest City Hall, 25550 Commercentre Dr.
